Some owners choose to live in their properties while others choose to rent their investments. Tenants

Our property management service will not only assist you with finding perfect tenants, but also free you from the hassles associated with renting out a property, especially when the owner lives outside of Ukraine. We take it upon ourselves to take care of all the legal formalities including lease documents, insurance, utility payments and so on.

 

Analysis

Whether you already own a property or are considering purchasing one, UA Realty Group will put together a comprehensive strategic plan that is formulated and customized according to the specific needs of the individual property. If you already have a property, we will evaluate its potential and provide with a pro forma analysis of how well we think your property will do.

 

Our analysis will address all of the points including:

· Potential daily rate on the short-term market (central apartments only)

· Potential long-term monthly rent (central and other locations)

We offer two types of property management:

1. Sub lease of property. This type of property management arrangement guarantees the owner a flat, pre agreed monthly rental income and removes all the hassles associated with property maintenance.

 

2. Proportional gross revenue sharing. In this type of management, we share the ups and downs of the daily rental market (ideal for central apartments only) and maximize the returns.

 

LANDLORDS

The owners vary from European investors holding multiple properties in Kiev and Odessa to Americans interested to protect their accumulated wealth from the weakening dollar. Some use it as a vacation property during their visits and rent it out the rest of the time, while others rent it out exclusively 100% of the time. We also handle a number of properties which belong to Russian speaking clients, either residing in Russia, Ukraine who are interested in realizing the absolute optimal return on their investments via daily rent.

 

Income Optimization

Did you know that your property could be rented out possibly for 50% more than its current price, simply by adding a few relatively inexpensive items or updating some furniture? Most owners are not fully aware that few basic revisions of equipment or furniture in the apartment can dramatically increase the occupancy rate along with property’s market rate. SERVICE COSTS

We pay you rent – either a monthly flat rental, just like any tenant would if they rented a property from a landlord or a varying monthly amount if you enter into a proportional agreement in which case we charge a predetermined percentage of gross income revenue, thereby optimizing your income during particularly busy periods and allowing you to participate in profit sharing. All of our fees and compensations are offset against the monthly rental revenue.

RETURN ON INVESTMENT

Annual return on your property is based on many factors. At the moment, Kiev and Odessa real estate markets are filled with opportunities. Prices are down to 2004 levels and still declining. It is perfectly reasonable to expect a 10% - 20% net return on a wisely purchased property through either short or long term rentals (we can assist with the purchase process). Annual returns of 20% have been reached in a number of cases.
