Many owners prefer not to rent their properties on the short term rental market as they wish to have one secure tenant with a long term lease contract.

 

Further, long term listings which are located outside of the very center of the cities do not make their way at all to the Internet. They are only available to native real estate agents via proprietary databases and newspapers listings. We subscribe to all the available long term rental listings and have an updated list daily. Our agents will take down the requirements of your desired property, including number of rooms, approximate budget, types of decorations, location, floor, renovation type and so on. We will work with our internal databases and newspapers listings to make appointments on your behalf to view the properties at a time convenient for you.

 

Our English speaking agents will go with you to view the properties at the designated time and assist you with any and all questions you may have. We will schedule a minimum of 10 or more viewings based on the requirements you provided. We will act as your assistant, helping you negotiate the lowest monthly rate along with assistance on all lease documents.

 

• If we are successful at finding you the right apartment, we will charge a one time fee of 50% of one month’s rent or lower for higher priced apartments. Our long term rental assistance service costs only $100 and if we succeed in finding you your next home, our $100 fee will be subtracted from the 50% fee.

 

So all that you are risking is $100 which is a fee to cover our expenses of massive amount of time and energy we will devote to finding you the perfect home. Through November 2009, we have had an exceptionally high success rate - with approximately 80% of clients using our long term rental assistance service renting their apartment through us. The few that ended up renting elsewhere, simply lost $100 but still gained the knowledge they needed to make the right decision through contrast of various apartments we and other agents have shown them.

 

Many agents at other realty firms will work for free, showing you properties with no real input or assistance of any sort. Their agents are usually neither incompetent nor qualified and most do not speak English. Their motivation is for you t simply rent any apartment so they can collect their fee. They will often show properties which bear no resemblance to your requirements, ending up wasting your valuable time.
